Consultancy Services:

Pre-Construction (Design Services)

  • Preparation of Architectural design, Interior design complete in all respect with all drawings, specifications and relevant documentation from concept to the completion.
  • Preparation of MEP design complete in all respect with all drawings, specifications and relevant documentation from concept to the completion.
  • Preparation of Structural design complete in all respect with all drawings, specifications and relevant documentation from concept to the completion.
  • Preparation of all the drawings, and documents to obtain necessary NOC’s and approvals from concerned Authorities/ Master Developer and up to obtaining the building permit.
  • This scope considers all provision for rendering & presentation material, and 3d modeling.
  • This scope not considering any provision for preparing marketing material or sellable area study, BOQ preparation, project management, tender action, specialty designs, and related specs.

Notes:
Specialty services are not included in our scope of consultancy services and related costs have not been allowed for in this fee proposal and shall accordingly be paid, if any, by Client in addition to our mark up of 15% of the specialists fees for overhead and profit.

B. STAGES OF CONSULTANCY SERVICES

I- Design Scope of Services:

The estimated schedule for Consulting Services shall be as follows:

  • Concept design (8 weeks)
  • Schematic design (10 weeks)
  • Final detailed design (12 weeks)
  • Utilities NOCs, EHS NOCs, Civil Defense,… & Building permit (4 weeks)
  • Good for Construction drawings (2 weeks)

Notes:

  • The NOCs shall not include the Road Authority approval for TIS and it will be the responsibility of specialty consultant nominated/ paid by the client.
  • Obtaining NOCs and Authority approvals are not included in our scope of consultancy services.

Design Stage Deliverables

STAGE 1: Concept DESIGN STAGE

Upon acceptance of this proposal, Consulting Engineer will start the activities of this stage.
Deliverables will include the following:

  • Preparation of Architectural and interior design drawings including
  • Site plan.
  • Floor Plans of each level.
  • Sections, Elevations.
  • Concept Design Report and preliminary schedule of finishes
  • The Electrical, Mechanical, and structural Services Strategy that will be established at the next stage.

STAGE 2: SCHEMATICI DESIGN STAGE

Upon granting the master client/ authority’s concept approval, Consulting Engineer will start the activities of this stage and will develop the schematic MEP and structural services proposals which will indicate location of main services plant rooms, primary service routes and zones. This stage shall be carried out after the approval of concept design, involving the different departments, to incorporate the requirements related to Structural and Electro-Mechanical Services. The Architects shall incorporate the basic utilities and building requirements within the Architectural Drawings.

Deliverables will include the following:

  • Preparation of Architectural schematic drawings including
  • Site plan.
  • Floor Plans of each level.
  • Sections, Elevations with material identification.
  • Schematic Design Report and preliminary schedule of finishes.
  • The Electrical and Mechanical Services Strategy will be established and defined at this stage in close coordination with the Employer.

Schematic MEP services drawings including the main systems outline for

  • Air-conditioning.
  • Water storage and supply and water Treatment Systems.
  • Electrical power distribution systems (including L.V)
  • Building Management system.
  • Fire protection system lighting systems.
  • Drainage and sewerage.
  • L.P Gas Systems.

Schematic Structural services drawings including the following to a certain level of design working load);

  • Design loads.
  • Foundation Plan.
  • Floor Framing Plans.
  • Framing plans at unique features.
  • Main member sizes.

STAGE 2: FINAL DETAILED DESIGN

Upon receiving the final Schematic Design drawings from the main consultant, Hegazy engineering consultancy will prepare a comprehensive package of final design drawings that will fit for tendering the project.

Deliverables will include the following:

  • Detailed Floor Plans of each level.
  • Detailed Sections, Elevations with material identification.
  • Detailed wall sections
  • Ceiling, toilets & miscellaneous details

Detailed MEP services drawings including;

  • Design calculations
  • Air-conditioning
  • Water storage and supply and water Treatment Systems.
  • Electrical power distribution systems (including L.V)
  • Building Management system
  • Fire protection system Lighting systems
  • Drainage and sewerage
  • L.P Gas Systems
  • Miscellaneous details

Detailed Structural services drawings including;

  • Final Design loads
  • Floor Framing Final Plans
  • Final Structural Sections
  • Definition of Control Joints
  • Beam Column and Slab Schedules
  • Foundation details
  • Final Structural Details
  • Final Structural Notes
  • Final Structural Calculations

The project final specifications (Arch., Str., MEP) including interior design as a part of the architectural design.

STAGE 3: GOOD FOR CONSTRUCTION DRAWINGS

Upon granting the main consultant final design approval, and the building permit, the Consulting Engineer will update and fine tune the final design package to be the final GFC drawings based on final authority approval/ comments if any.

A project is a temporary endeavor designed to produce a unique product, service or result with a defined beginning and end (usually time-constrained, and often constrained by funding or deliverables), undertaken to meet unique goals and objectives, typically to bring about beneficial change or added value. The temporary nature of projects stands in contrast with business as usual (or operations), which are repetitive, permanent, or semi-permanent functional activities to produce products or services. In practice, the management of these two systems is often quite different, and as such requires the development of distinct technical skills and management strategies.
